2017 Tax Assessments - North Vancouver


I’ve received a lot of questions regarding the latest 2017 BC Assessments.

I decided to take a few samples (including my own personal residence) and see how things are really measuring up.

The following is for North Vancouver, BC:
Detached single family:
    •    Property + 26%
    •    Improvement (actual dwelling)  + 16%
    •    TOTAL + 26%

It’s uncommon for the “improvement” portion to increase, as the structure usually depreciates.
The new 2017 assessment prices seem in line with SOLD prices of May 2016.
Today, January 2017,  those homes are selling for LESS than May 2016.
We shall see in the coming months where prices land in relation to BC Tax Assessment. Under? Equal? Over?


Attached Condos Lower Lonsdale:
    •    TOTAL + 22%
The new 2017 assessment prices seem in line with SOLD prices of May 2016.
The condo market has kept strong since May 2016.
Today, January 2017,  those condos are selling for EQUAL or MORE than May 2016.
